ReplyDeleteSince our sites where both going to be located in the city I figured that I would in a way force the guest in the hotel to go explore and see what the city has to offer as far as food is concerned, also saving some space at the same time. Would this be a good idea or bad idea in your opinion?
ReplyDeleteThat is fine. There are probably many restaurants the guests can choose from. When you visit the site you may want to check to see what other services are around the hotel.

ReplyDelete1. Program of hotel is typically market driven. What sort of hotel guests are you targeting? Business traveler? Overseas tourist? Local travelers? Backpacker on shoe string budget? From there you develop your hotel's unique value preposition and selling point. Based on it, you could derive your design concept and let it drives the direction of your design effort.
2. Is the kitchen on 1st floor intended for providing room service too? If it is, it would make economic sense for it to be a basic F&B outlet like a coffee shop serving breakfast too. I.e. bed and breakfast concept. Most travelers would appreciate such a convenience to save them the hassle of hunting for a café early in the morning. Casinos also typically provide food at low or minimal cost to retain their gamers on site for as long as possible.
3. Is the guestroom area net or gross area excluding the guestroom circulation, floor pantry...? For urban infill site, one has to be cautious about floor area, given typically tight site.
4. Is the 200 sq.ft vault and security really necessary for a hotel of this scale? Security in a small hotel could also mean just having a safe in a small office and CCTV system in place with monitor at the reception.
5. Service areas and public area support appear on the low side. e.g. linen storage? F&B storage? Engineering store? Hotel Admin...
6. If space is a constraint, laundry may also be outsourced to external commercial laundry service.
